Building Executive cum Resident's Manager
Role:
Setting up the JMB office and opening JMB Maintenance Fund Bank Account after developer handing over the common area facilities.
Chasing the developer to repair all the pending defects of the development before they handing over the common area to the JMB.
Lead a dynamic team and ensure the smooth running, management and maintenance of common area of semi detached house development gated and guarded, community rules and standard operating procedures (SOP).
Communicate and liaise with the JMB/JMC members on relevant matters;
Establish a good rapport with all residents and attend to their needs efficiently and effectively.
Liaise with and manage external ad-hoc contractors, suppliers and other parties to ensure the due performance of their duties and contracts. Have strong sense of integrity and honesty.
Prepare a monthly report and constantly monitor and ensure that all mechanical and electrical equipment
are properly serviced and kept in good running order.
Oversee the performance of security staff and the overall security of the common area of semi detached house development gated and guarded community.
Conduct the AGM for the JMB/JMC
Ensure compliance with the relevant laws relating to the common area of semi detached house development
gated and guarded; and the payment of the necessary insurances, fees, rates, etc.
Perform credit control and closely monitor and ensure the due collection of service charges and sinking fund;
Keep proper accounts of all expenditure and collections and submit them monthly;
Provide monthly reports on the status of service charges and sinking fund;
Keep clear and proper records of visitors, events and any security issues; and
Prepare periodic budgets and ensure due adherence to the approved budget.
Understand the concept and lifestyle of high-end gated and guarded living;
Assist in the taking over of common area from developer, monitoring and ensuring timely rectification of defects;
Monitoring any renovation works by residents, collection of deposits and ensuring proper procedures are
followed by external contractors including working hours, noise/ dust abatement, and disposal of debris.
Liaise with relevant Local Authority department to settle the issues raised up by the residents and JMB/JMC
Carry out duties requested by management.
